How I ended up doing this

Most real estate bios skip past this part because it doesn’t fit on a business card. But it matters, because the way someone got into real estate usually tells you what kind of agent they’ll be.

I didn’t fall into selling lake property — I chose it because I actually live the lake life. I’ve spent years on these waters: the coves you can only get to by boat, the spots where the bass bite at sunrise, the bars where you tie up for a long lunch on a Saturday afternoon. When clients ask me about a property, I’m not pulling answers out of a training binder. I’m telling them what I know from being there.

I work under eXp Realty because their model gives me the tools to serve clients better — national marketing reach, tech that actually works, and a referral network across all 50 states for clients who are relocating in or out. But the day-to-day of helping someone find a waterfront home? That’s still done by me, in person, on the water if it helps.

What I’m good at

I’d rather be straight than oversell, so here’s what I genuinely do well:

Waterfront real estate. Cove orientation, dock permits, seawall conditions, water depth at the dock, year-round access — I catch the details that quietly determine whether a lake property is a great long-term home or a regret. I’ve seen what makes a listing photograph beautifully but live poorly, and vice versa.

Sellers who want their property marketed like it deserves. I run a full content system — drone footage, on-water video tours, social reach, blog write-ups, paid search — for lake listings. If your home is sitting on the MLS with three cell-phone photos, we can do better.

Buyers from out of state. A lot of LOZ buyers come from St. Louis, Kansas City, Chicago, Dallas, and farther. They’ve often only seen the lake in pictures or on a single weekend trip. My job is to make sure they don’t make a $400K decision based on a vibe.

Investment lake property. Short-term rental rules, year-round vs. seasonal demand, dock value, neighborhood resale history — I’ll walk you through what works at LOZ versus what looks good on a spreadsheet and falls apart in practice.

What I’m not

A few things I want to be honest about, because nobody else seems to say them on their About page:

I’m not a high-volume agent who needs you to hurry up and decide. I’d rather work with five clients I help carefully than 50 I help carelessly.
I’m not going to send you 80 listings a day from the MLS auto-feed. If we work together, I’ll actually look at properties before forwarding them.
I don’t pressure people. If a property isn’t right, I’ll tell you. If now isn’t the right time to buy or sell, I’ll tell you that too.

What you can expect when we work together

The basic experience:

I respond to calls, texts, and emails within 4 hours during business hours — usually a lot faster.
We’ll have a real conversation about what you actually need before we look at houses. (Most agents skip this step. It’s why most buyers end up in homes that don’t quite fit.)
I’ll give you my honest read on every property — what’s good, what’s a concern, what the comp data actually says.
I keep things organized. You’ll know what’s happening at every step.
After we close, I stay in touch. Not in a “monthly newsletter spam” way — in a “let me know how the property’s working out” way.
